About Griffis Realty Investments

Founded in 1977 and serving Las Vegas since 1996 — a commercial real estate brokerage built on integrity, specialized expertise, and direct principal-level service.

Griffis Realty Investments, LLC — also doing business as GRI Commercial — is a Las Vegas-based commercial and industrial real estate brokerage with nearly 50 years of experience serving owners, investors, and tenants throughout Southern Nevada.

Founding & Early Years

Griffis Realty Investments was founded in August 1977 in Orange, California by Jack and Arlyne Griffis. Jack — a licensed real estate broker who served as principal broker from the firm's founding — moved from residential into the commercial and apartment markets early on, operating both as a broker and as a principal investor. Arlyne led the firm's administrative and operational foundation from day one, overseeing client service, transaction coordination, and back-office management — a role she continues to hold today.

Jack quickly specialized in IRS Section 1031 tax-deferred exchanges, recognizing how powerful the provision could be for helping commercial real estate clients achieve higher rates of return and stronger cash flow through deferred capital gains taxes. He pursued this type of transaction almost exclusively for seventeen years, building one of the deepest benches of 1031 experience in the Western United States.

Founded in Orange, California

Jack and Arlyne Griffis co-found Griffis Realty Investments in Orange, California. Jack is licensed as a principal broker, and Arlyne leads administration and operations.

1980s

1031 Exchange Specialization

Near-exclusive focus on IRS Section 1031 tax-deferred exchanges for seventeen years, representing both agents and principal investors.

1996

Expansion to Las Vegas

Jack relocates Griffis Realty Investments to Las Vegas to capitalize on Southern Nevada's rapidly growing industrial market.

2000s

APODplus Development

Jack develops APODplus — a proprietary Excel-based financial analysis program — used in-house and sold nationally to agents and investors.

Today

Second-Generation Brokerage

Griffis Realty Investments continues as a second-generation family brokerage specializing in commercial and industrial sales and leasing throughout the Las Vegas Valley.

A Las Vegas Institution

In 1996, Jack relocated the firm to Las Vegas to expand Griffis Realty Investments into what would become one of the fastest-growing industrial markets in the United States. Years later, his sons Joseph and Jeffrey Griffis joined the firm, bringing it into its second generation.

Today, Jeffrey Griffis leads the firm's day-to-day operations and brokerage practice across industrial, retail, office, and mixed-use commercial assets throughout Southern Nevada. Joe serves as Senior Managing Director of Industrial and Commercial Investment Sales, and Arlyne Griffis, Co-Founder and Executive Administrator, continues to oversee the client service and operational coordination that has anchored the firm for decades.

APODplus: Our Analytical Edge

Recognizing that both new and experienced investors — as well as real estate agents — need a clear, defensible way to evaluate whether a property is a sound financial investment and what the price should be, Jack developed APODplus.

The APODplus program — Annual Property Operating Data, plus much more — is an Excel-based financial analysis tool that compares income-producing properties and helps investors target maximum performance. Licensed as a real estate broker in 1977, Jack built a nationally respected practice in 1031 tax-deferred exchanges and commercial investment analysis, and he created the APODplus financial analysis program used by brokers and investors across the country. His vision and standards continue to guide the firm.

Arlyne Griffis
Co-Founder · Executive Administrator

Co-founder of Griffis Realty Investments, LLC, Arlyne has provided over four decades of operational and administrative leadership supporting every transaction at the firm. As Executive Administrator, she remains the backbone of client service, escrow coordination, and back-office operations.

As Senior Managing Director of Industrial and Commercial Investment Sales, Joe leads the firm's industrial and investment sales practice throughout the Greater Las Vegas Valley, representing owners, sellers, buyers, and tenants across warehouse, distribution, and flex product.
